Hotel maintenance

Faults fixed before the next guest, with the record to prove it.

Housekeeping reports from the corridor, the engineer closes the job on the spot, and the front desk sees the room is back in service without a radio call.

The dashboard: open jobs, high-priority overdue, requests over response time and preventive maintenance due, with current problems listed.

What changes for you.

Reviews protected

A fault fixed before check-in never becomes a review. Every report is tracked until it is closed.

Every property on one screen

Which hotel needs attention, what is late and who owns it, on any shift.

Proof for the owner and the inspector

Every closed job keeps its outcome, notes and photos. The log cannot be edited.

Housekeeping

The job belongs to the room, not the guest.

Housekeeping reports a lock, a leak or a cold room in a few taps with a photo. No guest record is created; nothing about a guest is stored. Works in a basement without signal and sends when the connection returns.

  • Kitchens, corridors, plant rooms and pool as well as rooms
  • The manager approves, names an engineer and books the visit
  • Requests past your response time turn red

Plant and repeat faults

The shower resealed three times shows up.

Each room and each piece of plant keeps its history, so you fix the cause instead of the symptom. Boiler, lift, kitchen extract and pool checks run as plans that raise the job when due.

  • Preventive maintenance done on time, by property
  • A missed check is counted
  • Outside engineers send notes and photos through a link, no account
An asset record, Pool circulation pump, with its maintenance plan and linked work orders.

Oversight

The owner's report, from the record.

Jobs done on time, faults answered on time and plant checks kept, by property and by period, against targets. Prints as one page before the owner's visit.

  • Several hotels ranked worst first
  • Any period up to twelve months
  • Export the lists as CSV
The Overview report for all hotels: six rates and counts against target and the jobs that need attention.

What you hold at every stage.

You never have to ask whether a room can be sold tonight.

  1. Reported

    You know

Housekeeping reports with the room and a photo. Nothing lives on a radio call or a note at the desk.

  2. Assigned

    Someone owns it

An engineer and a due date on every job. Late work stands out before a guest notices.

  3. Done

    You have proof

The engineer closes it on the spot with the result and a photo. The desk sees the room is back.

  4. Reviewed

    You see the trend

Jobs done on time by property, team and room, ready for the owner.

How much effort is the rollout?
Import your properties and rooms from CSV, review every row before it is saved, and invite the team. Housekeeping and engineers use the Maintis mobile app on their own phone. Nobody needs a desk.
Will housekeeping and engineers use it?
Housekeeping reports a fault in a few taps with a photo. If the signal drops in a basement, the report is sent when the connection returns. Engineers get their jobs on their phone and close them on the spot with the outcome and photos.
We run several hotels. Can we see them together?
Yes. Administrators see every property, ranked worst first against the response times you set. Managers see only the hotels they are assigned to.
What can I show the owner?
Reports on jobs done on time, the team, each property and routine plant checks, by period and by site. Export the lists as CSV. The Overview prints as a one-page summary. Every closed job keeps its outcome, notes and photos.
Do guests need a Maintis account?
No. Staff report and manage faults for any room without creating a guest record. The job belongs to the room, not to whoever is staying in it.
Can the lift company or an outside engineer use it?
Yes, without an account. Send them a secure link to that one job. They add notes and photos, your engineer reviews them and closes the job. The link shows no other room or job and can be cut off at any time.
